So you are considering to sell your home, maybe because your family is
growing, your income has increased, you can now afford a larger home,
you’ve decided you want to move from a condo or townhouse and into
a single-family home, or for some other reason. There are a few
reasons why selling your home yourself is more advantageous.
Benefit #1 - Saving big money! 5-6% of your home’s value is a big
chunk of your equity. See exactly how much you can save if you sell
your home “by owner” in the chart below.
Below shows what you could be paying in commission using a real
estate agent at a 5% or 6% commission.
Home selling price ......5% commission ......6% commission
......$150,000....................... $7,500........................$9,000
......$250,000........................$12,500......................$15,000
......$500,000........................$25,000......................$30,000
......$750,000........................$37,500......................$45,000
......$1,000,000.....................$50,000......................$60,000
As you can clearly see, there is a huge monetary savings and benefit to
selling your home yourself.
Benefit #2 - You know your home and neighborhood better than anyone
else. You know what upgrades you have done to your house, you know
what attracted you to this home when you bought it, you know what a
great neighborhood you live in, and which nearby houses have children
your buyer’s kids could play with. You know where the pool is, the nearest
bike path, the best shopping in the area and much more.
Benefit # 3 - You are in control of the entire process. You can control when
you show your home and when you are not available. You don’t have to
worry about finishing your family dinner quickly because a Realtor needs to
show your home with little notice. You can schedule appointments when
you are available, and you can schedule an open house when you are
available on a weekend day.
Benefit # 4 - Modern technology makes it a more even playing field. With
websites like Zillow.com, ForSaleByOwner.com, ByOwner.com, FSBO.com,
Houzeo.com, Facebook Marketplace, and many others, buyers can search
for homes themselves which many do already. Yes, Realtors have the MLS,
but I actually found my home online myself and told my Realtor about it
when I bought my current home over 27 years ago. My youngest daughter
also found her home online and told her Realtor about it and they bought it.
Benefit # 5 - This is the ultimate DIY project. People do all this work
themselves on their home to save money like install the deck themselves,
install the new kitchen floor, remodel the bathroom, and finish the
basement themselves all to save money and build equity. Why then does it
make sense to give so much of your hard-earned equity to a real estate agent
when you can do it yourself and save so much money?
